Post: Pad Split In Cleveland?

Has anyone done a pad split in Cleveland Ohio? I am thinking about buying this 8 bedroom 3 bathroom house in Cle. There is a good amount of square footage and it is a single family house. Instead of converting into a multi family I was exploring other options. If I kept it as a single family, 8 bedrooms is a lot to rent it out to a regular tenant so I was thinking about doing a pad split instead. What has been your experience with pad split in the Cleveland market and would you recommend it? 

*For those of you who don't know pad split is a platform where you can rent you each room individual to tenants. They are most ideal when you have a lot of rooms 

Hey BPs, is anyone buying real estate in North Colinwood?? Or does anyone have any news on the Waterloo District? Does anyone see that area having decent appreciation? I have been thinking about buying more property but wanted to see if someone had insight

 this price seems absurd. It's a basement rip it out, wash it all down, move on. MORE important question. Why did it grow? Why did you allow it to spread so much? Where is the water coming from? Stop the leaks, install window vents and or humidifier I have done dozens of jobs like this.

 Very informative , Thanks .  I think I will go get one of those mold foggers and anti mold sprays from home depot to handle the situation myself. We purchased the house from a hoarder. The mold was already there and it had been really moist. We are working on waterproofing the basement and installed a dehumidifier down there

If the mold is behind the walls, underneath, upside down, all over, I would justify that quote. That's a major job. If it's just surface mold that can sprayed, washed, and cleaned up that's way to high. 


 Well, it's a basement, I just assumed it was concrete walls. 

Same. We have cleaned walls and floor joists before but it was just surface mold. Absolutely no reason to spend thousands on that. We also supply dehumidifiers in our rentals with basements. None of our units have basement bedrooms so its easier. 

 @Pam Coleman Thank you for the insight. I believe I will just try to do it myself and get one of those mold foggers and spray. We recently just put a dehumidifier down there and are looking to dry lock the basement

As you guys know in the Cleveland market for multi-family you cannot charge water/sewer to the tenants.


I was thinking about locking the basement door and not allowing the tenants to have access to the basement for my duplex. This will eliminate  the use of the washer and dryer (keeping the water bill lower) and prevent junk being piled up in the basement. Is this a good move? A friend locks the basement door for his multi family rentals and does not have issues getting the place rented out at all. He said a lot of renters are used to going to the laundromat. I wanted other investors' thoughts on this? Do you allow your tenants to access the basement in multi family properties? The basement is also common space for all the renters so it would be confusing who and when which tenant would have access to do laundry and store things down there

It says on the "notice of violation" paperwork that the homeowner is required to secure the following permits to correct this notice by 07/23/2023. 1. A building permit, plumbing permit, electrical permit, and HVAC permit. Can we extend this date? Is that process a headache or is the city quick about it. The property is on the condemn list. And we are looking for a contractor that can give us a quote for the repairs. I am looking to do good business with a trust contractor and build a long term relationship with you guys. 

You sure it's worth it to do this work? Unless the area you're in is poppin, cost to repair may be more than the ARV.


 Yes it is in a very desirable area. And from just the pictures, it does not look that bad . I am going to run the numbers to make sure I am buying right
