@Steven Foster Wilson that would be more than Im looking to spend unfortunately but I have seen a couple houses down the rd with them. Looks nice. 

The baseboard heaters shouldnt be needed after i spray foam the upstairs.

I would like to try and rent this house out. It’s a 3/2. This upstairs part is labeled as the 3rd bedroom. It’s freezing up here and I’m getting it spray foamed in two weeks. Is this best to just keep this like this or would you try and add another bedroom up here if possible. The total space is 282sqft with over 7ft ceilings. After the spray foam I will likely make the ceiling a cathedral type instead of the flat ceiling currently.

It’s not a flip, I would like to rent it out in a few years. We’ll see about that. I know some or maybe many don’t like the look of it also.

Something similar to this. I may also throw in a heated floor under it. Just not sure how it is to walk on it everyday

I’m actually thinking about installing it in my living room area. I know it’s rough but I really like the character it gives in an older home.

Just curious if anyone has thin brick flooring in there house and what it’s like to walk on daily 

I’m with Jill and always get few estimates. If you live close by the rental why don’t you try doing it or some of it yourself ?  Removing trim, carpet, doors and toilet is about the easiest thing you can do even if you’ve never done it before. Also, it doesn’t matter if it’s a nice area or not for the install price. Material selection matters not the install. Do you want someone to give you an estimate that says I’ll do a half *** job that you might have problems with for a cheaper price? Tile is absolutely not cheaper than vinyl plank floor. Maybe you can get the tile cheaper but you have much more added prep work with underlayment and taking longer to install.
