stuff like this sucks all around for everyone and esp you. I'm going against the grain here I think it got walked on to soon like they said. that being said if there the professional they need to tell you the proper way to install it and not just do it the cheapest way like setting over ply. Ive had this happen a few times - sometimes people walk under my tape at the door or one time I forgot to tape off the door.on some projects people just have no clue and continue to walk in while tiles are sliding. the first photo shows mainly clean tiles then you get the areas where there was traffic and thinset is pushed up everywhere and shifted tiles. not defending anyone but just saying sometimes I catch this before I leave for the day and other times this is what it looks like the next day when I walk in.

best of luck

hey Christy ill shoot a few messages out to them. No I haven't done anything yet. I'm the type of guy that can read a ton and barely learn anything. I need to watch more podcast and talk with someone face to face. I'm surprised at the number of contractors I meet on jobs  that are in the real estate game. I have met some great contacts just getting started

@ David Krulac

Thank you

When I see folks here say there buying, fixing and then selling a single family house, how does that different from a flip? Or is it same thing.

looking for a little direction

We live in a small 900 sqft house free n clear with couple acres.  We live next to alot of her family and our goal is to add on to the existing house. Were both self employed. I install tile and stone.

I want to buy a duplex with 203k loan. I see I have to live there so could I move my address there and still live at our home? Maybe stay there on weekends or something?  looking for advice thanks in advance

also when you look under the furnace vent check out the subfloor..... you could have particle board under there. If there is make sure to figure that in price... it needs to come up if anything but carpet is going back in

I would charge at least $5/ foot just for tile removal. But I'm sure you can get guys in there for $2/sqft. Taking the plank out will be more.

asbestos - depending on when the tile was installed the grout might have it.

If your going to put down ceramic tile check to see what the longest unsupported span is for the joists. Yes plywood over the plank then Ditra or cbu  then tile.

Type your joist info here for tile

hey Joe

Your tile installation is shot. There is nothing you can do to save it unfortunately. Even sistering new joists. You might not have it so bad. If they laid tile right on the subfloor and its cracking chances are it will come up pretty easily. Prices will vary alot on removal. Its gonna get dusty. When you get estimates from folks make sure they say there gonna hang plastic at least. Its horrible to breath in, and I would also check to see if there is any asbestos in there. There are companies that will come in and use high end vacuums and everything but you will pay extra for it. Good luck!
