upstairs space question

I would like to try and rent this house out. It’s a 3/2. This upstairs part is labeled as the 3rd bedroom. It’s freezing up here and I’m getting it spray foamed in two weeks. Is this best to just keep this like this or would you try and add another bedroom up here if possible. The total space is 282sqft with over 7ft ceilings. After the spray foam I will likely make the ceiling a cathedral type instead of the flat ceiling currently.

@Steven Foster Wilson ya the duct work is right inside the wall behind the stairs. Right now its just connected to the kitchen vent with a plastic tubing type material connecting the kitchen vent to the up stairs vent so its not really being pushed up there but thats an easy fix. Hopefully that makes sense. And ya it was -27 this morning real feel when i woke up lol.
