I like the classic William Nickerson how I turned 1,000 into 5,000,000 .  I think thats a great intro to real estate concepts regardless of what route you go.  I also like Great Depression Diary by Benjamin Graham .  I think its helpful to gain a broader perspective on market times that we may not see today but pop up from time to time.

@Baron Hicklin  You can check with local [people in your area who might be doing this, read up on the boards here, talk to someone at the city, realtors - make sure the market supports new construction pricing and the velocity of transactions as development does not over night so having a good idea of where the local economy is headed will be important to know.

Thats going to depend a lot on what your personal goals are.  Do you have plans with the proceeds already on the refi?  What type of investment would you be looking for in AZ.  When you say wanting more bang for your buck , is that pertaining to higher cashflow?  The person who contacted you may or may not be wanting to pay appraised value so you may need to go through the motions of putting it on the market to try and make a sale depending on what they offer you.  Good luck but def there is only one person who has the answer so give us some ideas and you might get a clearer picture :)

Start by contacting   the zoning department. Find out the current zoning of the property, what the zoning consists of , permitted uses , ability to replace mobile homes , add them etc. get everything in writing. Read through the cities mobile home ordinance. Read through the cities grandfathering provisions , non conforming ordinances. That will give you a pretty good starting point pertaining to the zoning.

@Michael Swanigan Maybe post a price and move to the market section?  Also, you can check with any other local property owners of a like kind RV/MHP and see if they have interest, that might be a good target base.

Im not sure where buried garbage falls on the scale of severity but def talk with an attorney and phase 1 company.

@Crystal H.  Overall its going to be tough to remote manage a project like this that is relatively small in a weak market.  Maybe there are other routes to go.  It could become a bigger headache than its worth especially from a distance if things go south.

A phase 1 inspection is more typical with commercial. I think that would show you made a good faith effort to identify any hazard and may protect you in this. I'm not sure if the engineer would have identified the potential hazard in a phase 1 but that might be your starting point in understanding the situation you are in and go from there. You don't need a realtor to hep you buy mobile homes.  Check the classifieds, internet postings, driving around, dealers, local repo people and let them know you are looking for a home. Good luck @Crystal H. if you are set on moving with the idea.
