Looking at Mixed Use Property in Texas - Need Advice

Hi,

First post :) ... Currently evaluating a property in Texas, about 30-40 minutes SW of Austin. It is zoned mixed use. It currently has a mix of houses and mobile homes on it. I'm concerned about whether the mobile homes are nonconforming and/or whether I can put additional mobile homes on the property at a later date.

Would love to hear some advice and considerations to take into account while I vet the property.

Start by contacting   the zoning department. Find out the current zoning of the property, what the zoning consists of , permitted uses , ability to replace mobile homes , add them etc. get everything in writing. Read through the cities mobile home ordinance. Read through the cities grandfathering provisions , non conforming ordinances. That will give you a pretty good starting point pertaining to the zoning.
