If you are buying a preforeclosure for cash from a wholesaler and closing is to be done by a title company, what kind of due diligence are necessary. Is there anything in particular to watch out for?( never done a cash purchase before) Thanks for your input.

@David Olson Have you factored in your holding costs during rehab and while the property sits on the market.Utility cost, prorated tax and HOA dues and finance charges for any loan etc Good luck with your flip.

What are the things I need to do to protect myself.

TIA

Could this be a way of saying I out out of this lease?

Try the placebo effect thing if that doesn't work she might actually be seeing thing or pretending to be seeing things.

560-620 range will be nice but honestly I focus more on the ability of tenants to be able to afford rent

I found a condo with generous amount of equity in it in Houston. This condo and the rest of the condos in the complex was flooded during Harvey. Most of the units are still unoccupied 8 months after Harvey and the complex appears deserted during my visit. The numbers look really good but my concern is that after fixing up the unit will anyone be willing to buy or live in this environment.Recovery seem too slow.Does anyone has a general idea of recovery times of sections affected by disasters such as flood. Not sure of how to proceed with this one.

@Micheal Z.I have been able to get landlord insurance for SFHs in Katy/Cypress axis for $860-$920/yearly premium.I once got $1300 quote for a 4plex. Your best bet will be to speak to an insurance agent.
