@Michael Baum yes they are very difficult to deal with.I just had a guest trashed my carpet after throwing a party which wasn't allowed to begin with.Guest has refused to pay for the cost of professional cleaning for the carpet and Airbnb refused to step in

@Joe Alford I hope I don't find myself in that situation but if I do I will likely get her help so that she would be able to pay her rent.Setting up a GoFundMe account on her behalf or helping her to apply for social benefits are things that come to mind.If she alI these fail,I may just leave her as a non paying tenant.I don't want to evict no 102 year old woman,so help me God!

@Sean Weichel if your rentals are in LLCs with dedicated bank accounts, transferring money from your rental to personal and vice versa may void the protection LLCs offers

@Roselyn Williams I use Schlage Smart Door Lock with Schlage WiFi adapter.I like the ability to remotely change locks codes as needed

@Thomas S. thanks.If I read this right,there are not standard duties that realtors are expected to perform when listing a house for rent.There roles and duties will depend on the agreement made with such a realtor?

I recently hired a realtor here in Texas to fill a vacancy.She presented a couple as candidates and they later became tenants.The problem is I never received background check report on one of the tenants and had remembered asking the realtor at least twice for the report but she never produced it.

My question is that are realtors required to provide background check of potential tenants that they are presenting to landlords?
