@James Wise I had to replace carpet in an infested house with laminate thinking that would fix it but no.Spent a lot on various fumigation without desired results. However, I read about rubbing alcohol+ mint oil mixture...works like a charm. Make sure you find their 'nest' and apply it there.Just go crazy with it and apply it everywhere.They will die on contact.You may need to get rid of furniture that may serve as hideout for them.Springbox is notorious for this. Goodluck.!

I am about to do a refi on an occupied rental but I am debating whether to wait till the SFH is occupied before refinancing. (currently listed)My reason is that I suspect it may appraise higher if occupied at the time of visit of banks appraiser.Does it matter? Please advise.

@Ben Payano have you considered Airbnb the property.Income from it may not only stop the cash outflow but may leave you with some income.

I am new to bandit signs.I had put up 66 in the last 3 weeks but had not generated a lead from it yet. 78% of my signs are still up after 3 weeks because I do drive by to check on them.I will be putting another 30 up in the next few days.

I am considering selling a flip using Listing Spark or a similar service.The reason behind this is to reduce expenses ( commission to realtor) Can anyone share their experience/ thoughts on this.TIA

Can anyone recommend:

1) An agency for vacant dwelling insurance. House is in Houston Texas(unoccupied, being rehabbed)

2) What is the typical premium for this kind insurance? I was quoted $773 for 3 months.
