With 3 homes selling on average per month, you have to be priced to win the "price war and beauty contest". My suggestion is to look at the closed comps again that have sold in the last 6 months and see which property you can compete with. It is a pricing issue and it was not priced correctly from the start. It happens...

Review the comps and re-strategize. Thanks for allowing my input! Hopefully, I have helped.

This is tricky! How many homes have sold in that neighborhood in the last year and what was the average price?

@Tristan S. - if they are licensed and pay to join the board, yes. Or if you are licensed and work for an agent or broker.

Wow! It could just be the market shift at that price point. What is the DOM for that area and homes in that range? It could be that you are right in line with what the market is doing. The listing may have gone "stale" in a sense because it has been on for so long. Folks may be wondering what's wrong with the home and not biting.

You have used some good strategies though!

@Upen Mody - Sorry about that! I meant to post the link in my original post. It is below, someone posted it for us! This is life changing for the HOA's. I can imagine they will not be happy when they realize they will be required to comply.

@Gerald Demers - YES! That is valuable information to have. With my former employer, we always had that question on the application.

According to an article that has been published in the Florida Realtor magazine, there is a Florida law that will become effective on July 1 that requires an owner or landlord to approve or deny a tenant application from any active service member. Failure to meet the 7 day deadline will result in an automatic approval for the applicant as a tenant. 

Section 83.683 of the Florida Statutes requires the landlord to inform the tenant within the 7 day timeframe whether they have been accepted or denied, and if the tenant has been denied, the basis for the denial must also be stated. The new law applies to condo associations, coop associations, and HOA's (which will be a real treat).

Please be aware if you are self-managing your properties as you could inadvertently violate this law. For more information, you should check the FL statutes and consult an attorney.

I have the same question, but I do know you need an EIN before you can open a business account. Also, I haven't done it because of the expense of a CPA or an attorney and the cost to file. At KW, we learn to not lead with expenses, but earn money first. So...I am not sure.
