Hey Kris! Love your youtube channel btw. I know several guys who have been burned. Typically it happens due to wire fraud, title companies not listening to instructions, deals with extensions, or the lawyers in the deal disagreeing after the funding has been approved. From what I can gather it happens less than 1% of all deals.

This depends on you and your confidence. If it were me I would cash out. I know I can find a deal within 2 months and in the meantime have lenders lock in a rate. Cashing out will put the fire under you needed to take action. In the long term its a no brainer, but it does mean you NEED to set aside the time/resources to source a good deal asap.

Hey guys have a new flip coming up and looking to get some new people on my crew. Can anyone recommend some guys you have worked with before?

Also, the house has vinyl siding. It's in good shape but flip is in oak forest. Thoughts on if I should change it?

Hi Mike! I'm also in Houston and it can be tough to find the deals, but I guarantee they can be found. I'm extremely conservative on my numbers and so I pass on a ton of deals but I do find them here. Yes you should get MLS or work with an agent like me to set you up for targeted auto emails. Also, work with local wholesalers, go to auctions, learn about driving for dollars, etc. The best deals take some leg work in the beginning to make happen. I've gotten good deals on the MLS but most come from off-market networking.
