Personally I always put my properties in a llc. I wouldn't put it in a series llc as they are untested in lawsuits (according to my cpa). It costs an extra 300 dollars to file and if you personally have wealth or more than 1 property it makes sense. It can protect your personal finances as well as your other properties from a lawsuit. 300 dollars is a small investment for a lot of comfort, so well worth it in my opinion.

Hey BiggerPockets! I am an investor, agent, and I own a houston based construction/cleaning company. I mainly do flips, buy and holds, and commercial construction jobs. I am wanting to connect with investors who do creative lead generation (work with asset managers, note sellers, tax lawyers, etc). I am needing to take my lead generation to the next level and want to explore options other than the traditional auctions/wholesalers.   Also, I would love to hear from builders how they transitioned from remodeling to spec homes or development if they have had that experience. If you guys are having difficultly finding local lending and don't have a good 1040 or w2 I know several commercial lenders who will either do bank statement loans, no doc loan, or asset based lending. Message me and I can make the contact for you.

Hello BP this is my first post! 

I recently all-cash purchased a home in Pasadena,TX. This is my first purchase and I do not have a good W2. I am looking for a good fixed rate option for a loan. I have heard this can be done off of cash flow or assets. I am not sure if this helps but the PP was 80k and with 15k reno it should appraise around 140-155k. Rents in that area for the sqft go at 1300$. With expenses but without a loan it has a 10% cap rate.  

I purchased with private credit I am looking to do a refi to pay back the private line. I am finding it difficult to do a conventional 30 year fix rate without a good W2 so I am looking a private lending options. Also, I have the option of getting a co-signer but I am wondering if that will hurt my portfolio's credentials in terms of banks in the future? At worse case I can flip this property for cash but I really want to start building my portfolio. I greatly appreciate any advice!
