@Bob Prisco Appreciate your response. I based my prices lower than what is currently listed on MLS. Yes people can get properties for cheaper from wholesalers and then add value. This is not one of those deals.

I agree Lakewood is getting expensive but market is driving the prices. I could start comparing your 55k duplex prices to east Cleveland prices at 10-12k but I wont because I know they are different sub markets.

@Bob Prisco Great that you can get $800/unit .. Can you get me qualified tenants at $800 for the duplex on W 118th (that's for sale as well on my other BP post)?
