Looking for recommendation for commercial/portfolio lenders in St Louis for properties (in LLC) over $300k. Any help is appreciated. Not looking for 6%+ interest rate.

Leo Maldonado u need to account for PM, maintenance, vacancy etc in your numbers as Cap rate may be much lower at the current purchase price if you include those numbers. Also CapEx can happen during the 5 years you hold the property.

Miko Lee I think the calculation works differently ... it should be (800,000*0.75)-525000 =75000 not the 200k that you project

@Brian Garrett Since you say you have a healthy cash balance, can you sell your vehicle after acquiring the property and then sell the car to get your cash balance back up? 

Another option could be getting a cheaper lease and pay all installments upfront .. I got a 2 year lease for $3k upfront and $0 payments ... yes I know its renting the car for 2 years and I am okay with it ...

@Nicholas Aiola Thanks for doing this. 

If I had a few properties under contract in a LLC and spent money for inspection, EMD and appraisal (say $5k) and then didn't buy the properties. These properties are in a state where I don't own anything yet. Can I deduct any expenses or is it considered a sunk cost?

EMD before seeing the house and directly to someone else ... in Bitcoin ... sure shot way of losing your money ... most likely its a scam ..

Quick glance shows this may be a slam dunk property. Looks like the current owner ran his personal expenses through the property. New house purchase, Toyota car payment, meals (@$4k+), multiple repairs line items, $25k for electricity  etc ....
