Better to reformat the post and use BP calculator and post it here. 

Here's a few things that you should look into:

- Property tax - $21k is a lot. I am guessing it should be $1727 for a year not month

- Insurance - Get a few more quotes for insurance. $2400 for a $125K property seems high

- Management - Usually is 10% max of rent. You are paying 100% 

- Water - See if you can get the tenant to pay for it

I had an owner contact me through my direct mail campaign and they agreed to owner finance but also want to 1031. I would like to flip this house. Is it possible to accomplish both scenarios? 

I was thinking about having the seller sign a contract with a long closing date (1 year out?) with a stipulation of any money spent in the house improvement will be reimbursed in case of the seller voiding the contract before the closing date?

Any other ideas welcome.

Many ways to use Credit cards:

1. Pay for materials at HD and other stores and pay off credit card balance every month. But this option as you mentioned does not satisfy your 3 month float.

2. Credit card with 0% purchase: these offers comes on new credit cards or targeted for existing card holders. This would be ideal. I have a few credit cards that I periodically get 0% offers. At one point one card was floating 50k of spend for 6 months. Monthly minimum payment is generally 1% (interest free)

3. Balance transfer checks: these are often send my credit card companies (some offer these online in your account as well). They do charge 3-5% fee upfront (charged to the account) and then a 1% min monthly payment interest free.

Having done all 3 options, you need to decide wha you are comfortable with.
