As a beginner without the financial support of "family or friends" (F&F), I've noticed many investors and gurus make the suggestion of using family and friends while watching a webinar, youtube video or listening to a podcast.  Unfortunately,  everyone does not have the financial support of "friends or family"  they can borrow thousands of dollars from for a down payment,  some people are literally on their own...

Can anyone suggest some creative alternatives for beginner investors who want to dive in but do not have the financial support of "family and friends" and HML's are hard to come by.

( @KasanKelley just thought I would tag you just in case any alternatives were provided )

Keerah, real estate sales and real estate investments are two different animals however obtaining a real estate license would be useful in the sense that you will be more familiar with "some" of the terminology used, you can make connections with other realtors, get an understanding of the closing process and you will have the "inside scoop" on properties that have not hit the market yet. I myself am new to real estate investing however I've had my RE license. You're definitely in the right place to learn all you need to know in regards to RE investing and as Mr. Mc Sherry state very well, keep absorbing and join a few of the local REI meet up groups and REIA groups. @Darrell Smith refinance would be the best way to go. You can payoff the HML and if you have any mo why left over than you can use that to purchase another property. Good Luck!!

 I think you should watch some bigger pockets youtube videos, as well as grant cardone videos to learn how to run the numbers prior to using the calculators.  The calculators are a cool tool however if you learn to run them by hand than you will have a better understanding of what running the numbers consist of.   Good Luck
