I then had money for the next deal....

 I am going to research owner financing a bit more, I am familiar with the term however I would like to have a great understanding of how it actually works.

 thank you Kasan,  I would love to do a house hack, the challenge is finding a property that is less than $1MM in Brooklyn.  We shall see.

@Josh Wu yes NYC is too expensive you won’t produce a lucrative cash flow. I joined NYC REI groups on meetup and was able to connect with some like minded people. Check the app out and try to attend some of those networking events. Maybe I will see you at one.

@Arianne L. Congratulations on your success!! I listened to your interview on BP about a week ago and it was very inspiring. I want to learn more about the cash sale / four day refi; I found that topic very interesting. Do you know if something like this would work using a hard money lender?
