My lady and I are looking to purchase an investment property in the Central Florida area. This will be our first investment property we are looking for duplexes and SFH. We have seen homes in Davenport and Haines City that we liked a lot. We live in Plantation, FL looking to come up north. We just got preapproved by our credit union for home loan. We think we would get a better value for our dollars if we move further north. We are looking for a Realtor that is willing to run searches for investment homes as well as provide comps for the local rental market. Thank you all for your helpful tips. I readjusted my plan based on the information everyone provided. I heard its best to use only 10% and to use 30% as an open window if you ever plan on going over that. I have 2 cards at a limit of 500 on each card. Would that mean spend 50$(5%) on each card to reach 10% every month?

I suggest you evaluate your current financial position and what your REI goals are. How best can you use the funds you have available. I would not recommend any particular strategy without knowing what you have available. That includes money, contacts, and personal skills.

Awesome thanks for your help first and foremost. I have around 10,000$ that i can invest with. I figured I'd started off with an FHA due to the amount saved up. Contacts? I have none to be honest, all I know is if I'm going to be paying for rent. I would rather pay for something I can own at the end. Personal skills? Well I'm pretty good with my hands can make all basic repairs myself...I would hire someone to do bigger ticket repairs and thinks I can't handle. I figured the first year I'm living in it will give me a good amount of time to put money into my home. Hopefully building equity from forced appreciation. Also buying cheaper than its actual value to start building equity there.

Recently made a post I was looking for a duplex in Broward county. I realized that how much I was trying to pay for the quality I wanted didnt match up. I'm thinking of starting off smaller and get a single family home. Use the BRRRR Strategy and move on to a duplex or triplex when more money accumlated. Ok so i'm looking for homes in decent neighborhoods in Broward county. Looking to pay 200,000 or less for my first home. I'm currently working on my credit I have funds to purchase my first home. Looking to get an FHA loan and refinancing in a year. I'm looking for investor friendly realtor that doesn't mind leading a new investor in the right path. I'm 24 years old, I've been studying for about 4 years. I'm finally ready to make my jump

Ok so I think I pretty much understand how to use my credit.  For best results use only 10% of the credit limit every month and pay it off in full once I get my statement. I also have a credit building loan for 1k from selflender. Paying on my car loan as well. 

I have 1,000 credit limit, can I also boost my credit by adding 500-1000 of my own money?

Also, how many points do you think my credit will jump this year if I stay consistent on my payments?

Also any suggestion on how to optimize my credit to be on the trail to perfect credit?

Great decision on your part! I congratulate you for making the right decision by going in to house hacking mode. I am a REA unfortunately I don't cover the areas you are describing above. However, you should have no problem finding the right agent/realtor who can help you find the right property for you.

One advice, if I were you, I will be thinking about the right neighborhood where I want to live. Who do want next, below or above you? What is has been the appreciation in the property's area in the past three years? Do you want to turn key property or a property that needs some fixing. This information will help your realtor to create the right search in the MLS and hopefully find the property that fits your criteria.

Looking for a Real Estate Agent to help me find a duplex or a triplex in Broward County. I'm looking for properties in good neighborhoods that are in decent condition. My max range I want to spend is about 250,000. I'm interested in Plantation, Davie, Pembroke Pines, Hollywood, and i'm sure it's other places im missing out. I'm from up north these are communities I got to experience on a day to day basis. Don't be shy in adding more towns to the search I just don't know much about other areas market research. This will be my first property my goal is to live in rent free even if i make a little on top I would be very happy. Going to owner occupy with an FHA loan, let me know what you can find.
