I've seen good cash flow in Dayton and Cleveland and high expected appreciation in Columbus as the population increases

I house hack with Duplexes in Columbus. I personally prefer that over the rent-by-the-room strategy. I think renting by the room can get difficult to manage, especially when you move out of the property

I'm not super familiar with the TN market. I've been seeing a lot of growth in Ohio. Zillow ranked 3 Ohio cities in the top 10 hottest markets in 2024

For a lower barrier to entry, I see success in Dayton, Washington Court House, and Cleveland Ohio. The purchase prices are reasonable with good cash flow.

You should talk to a DSCR lender. They may be able to help with the loan and qualify you using the income from the property you're purchasing.
