1.) Make sure you have your core 4 in place before investing out of state. This is you agent/deal finder, lender, property manager, and handy man. 

2.) I have seen success in Ohio

Look into the area/make sure you ave a property manager that will manage in that area.

I recommend setting up a team first before buying to flip, especially if this is your first one

Be careful spending all your cash on the down payment. Keeping some type of emergency fund is important to have a buffer. Something will eventually go wrong (furnace out, tenant vacancy, etc) that will need cash reserves.

Good pick, I've seen a lot of success in Ohio. It's predicted to continue to expand. 3 of Zillow's hottest 2024 markets are in Ohio.

With out-of-state investing, you'll need an agent, a lender, a property manager, and handy man. Building a team is the first step to get set up
