@Augusto Celis so these are two seperate issues to me.

1. If you cannot occupy the property for the "primary residence" requirement then that means you would need to purchase the property as an investment property.

2. To borrow funds to purchase a property you would need to ask your lender if it's acceptable for that loan type you are prequalified for.

To me it sounds like we need to get you in front of a lender right away to see what is possible for you.  Hope all of that makes sense.

All of this does make sense, I did plan on talking with lenders throughout this coming week as a matter of fact.

Hello everyone,

I know this was asked a while ago, but I want opinions.

I have to move out of my current living situation soon, and would like to house hack a MFH property.

I would do a FHA loan, but the problem is that I cannot stay for a whole year in the property.

I was thinking of possibly getting a personal money loan to cover the initial down payment. Have people done this, and how successful has it been in the past?

Thank you for your time!

Hello everybody,

So I had a quick question for my BRRRR people.

Has anybody ever bought a triplex or similar using FHA loan/PML to buy a property, rehab, than refi?

I know this is the typical strategy with a FHA loan, but I wanted to know if anybody ever did this with a PML?

The other question I had is, if I refi to a conventional loan after getting an FHA loan and making repairs to the property to improve it, the rules of having to stay in the property for 1+ years don't apply anymore correct?

Thank you for your help!

Hello everybody,

I wanted to know if anybody had a good reference for a general contractor for general rehab to a property which can include interior/exterior of the property?

Thank you for your time!

Hello everybody ,

So I have been thinking of possibly getting into the house flipping space, but I am a bit nervous about going about it. I have heard the podcasts, I have some strategies I am thinking of, but am a bit nervous to go about it.

I wanted to know if anybody in the Tucson area has had luck with it, what problems they have found, or any general strategies they have used to generate their leads? In general, how has it been, or does anybody have any general advice to share?

Alongside this, I have been looking for a general contractor in Tucson just in case I do decide to go about this, and was wondering if anybody has any recommendations?

Thank you all so much for your time, I do truly appreciate it. Also feel free to PM me if you would feel more comfortable with that rather than general posting, as I am always open to having a conversation as well.

Post: Tile vs Laminate - ROI

Hello all,

I don't know where to post this, so I am posting here.

I am located in Tucson, AZ, and it seems as if the most popular floors here are laminate and tile.

I am trying to figure out, which would produce highest ROI? I figure tile looks nicer for sure than laminate, but would it provide such a different ROI than using laminate?

Thank you!

Hello all,

I am attempting to find a contractor for flooring, and wanted to know if anybody had any recommendations?

I am aware the market in Tucson is hot right now, which is limiting availability of contractors, which is why I am asking for recommendations.

Thank you!

@Jonathan T Harned Thank you for your suggestion! I will be looking into that area again. I actually did not know amazon was investing into the area, I just assumed they would stay towards Chandler/Phoenix for any of their business.

@Bobby Hosmer I have used the rest of them besides trulia, but that crime map sounds very interesting. I absolutely will be looking into it, thank you both for your suggestions!
