Hi everyone,

What ideal thickness do you buy for your vinyl plank flooring (e.g. Traffic Master Allure or similar brand)? This will be for a 4-plex rehab. I see some less than 1mm thick but still rated for 20yrs. Just wondering what would be ideal middle ground as I really don't want to cheap out and also this is at best a B- neighborhood. I haven't bought it yet, just putting together rehab and capEx numbers to make a close to accurate offer. Thanks for your help!

You need to account for capital expenditures. That will put you further in the red. I'm not the expert by any means but I'll probably pass on this or find the number at which it cash flows and make the offer :) Good luck!

You are right @Wes Blackwell. I live in Las Cruces, NM and it is quite the magnet for boomers. Folks from the west coast sell their million dollar homes, come here and purchase 2000sq/ft homes for 200-300k and live like kings while enjoying stunning outdoors and mild weather! I know realtors that actively market to those areas hoping to draw boomers here. Our market is strong which makes it tough ti find deals but there are people making money here and I'm working to tap into that pipeline!
