Post: Single family home (former rental) for sale in slow market

I had a similar situation. Listed a property in the fall here in LC and barely got any bites. January rolled around and we suddenly had multiple offers. Give it a few more weeks... Las Cruces market is still pretty hot.

 Hi Mary, I actually do both...I max out my 401k and I also buy apartments. I like having my money taken out before I get my paycheck so it's money I never miss. Stocks are on clearance now so it is definitely a good time to be buying especially if you are a long ways from retirement. There are gentle ways to force yourself to live on less and then route the rest of your investment dollars to real estate. Once you get some momentum, you'll realize you don't really need that much capital coming from your pocket. As long as you get a great deal and can force appreciation, you can harvest the equity and use it as a downpayment  for the next deal... so you don't have to keep socking away money from your paycheck for real estate. 

Always enjoy seeing a young person post smart advice. I was 50 years old before I stumbled on RE as a hobby.  The hobby allowed me to retire early and cash flow life.  The 401K allowed me to take some risk and have a fall back plan along the way.

Podcasts are great for learning MFR investing but like Ben said it may not teach you everything you need to know about analysing a deal... You need a book for that. The Complete Guide to Buying and Selling Apartment Buildings by Steve Berges is a great place to start. There are others like Crushing It, Wheelbarrow Profits etc. You might want to check out Matt Faircloth's Raising Capital in the BP bookstore which is on sale now ( I just bought it actually). Again podcasts are indispensable but you need book knowledge as well!

Welcome to BP Gary. I'm glad you are here and taking steps towards achieving your goals. There are a few things you can do still in addition to the great steps you've already taken. If you haven't already (sounds like you've done a lot of reading), get the book on estimating rehab costs and the book on flipping houses both by J.Scott (you can find them here in the BP store or on Amazon). Play around with the BP calculators so you are comfortable analysing a deal.  Try to find yourself a good contractor and also secure your funding then you might be ready to get going. Real estate can be tough and challenging but it is certainly rewarding. Best of luck to you!

Hi Marcus, I think overwhelmingly here you will find that a lot of people use and really like Cozy. Their interface is simple and so far they have proven very reliable. So if you are looking for simple a portal that allows you to collect rent online, then Cozy gets the job done. A major and common complaint is that it takes (seemingly) forever for the payments to hit your bank account. I just got notified today one tenant has paid and I will receive the money on the 7th. You can pay extra to receive it in 3 days though. 

If however you are looking for a property management software that also offers rent collection then you should probably look elsewhere. Cozy is slowly adding PM features but they are not quite there yet.  Let me know if this is something you are interested in and I can shed some light on the portal I use.

I don't know if you are still looking...

I've worked with Trust Properties. There were a few issues but i like that she is very strict on rent collecting, evictions etc so you won't likely have any economic vacancy. They do tend to fill the units fast by renting at below market rents thereby leaving money on the table. 

Others i have NOT worked with but I've seen recommended on my nextdoor app...

Hi John, I haven't done it yet but I'm positioning myself for the same thing. My husband is actually a resident and my goal is to have a few SFRs ready for the incoming class in July. My plan is to talk to the program administrators at the 2 hospitals in town and ask if they can make the ads available to them then via word of mouth they can pass it on from graduating to incoming resident and I never have to advertise or have a vacancy. I think it's worth adding an incentive. Please update if you do it and are successful!

Hi, are there more experienced wholesalers in your REIA group you can partner with and let them guide you through this and split the profits? Last I heard, the group meets every week. It might be worth checking out if you have not already.

These folks don't follow your rules and/or have some issues. 

The have demonstrated that they do not fully appreciate a thoughtful, diligent landlord. So they have to go. Sooner the better. Part ways now... One may even need more supervision and care than you can offer.

Do the appropriate notices for your state and never waiver or look back.

Good news: your inherited tenants will be your worst.

 I can tell you will thoroughly screen your future tenants. It will be so much easier to be a landlord with people who follow rules. You will not have bootleg/dangerous heating issues or pitbull problems to deal with. 

And don't be afraid to exercise that "no" muscle.

 Thank you so much for point number 1. That really means a lot and I needed to hear that. Yes I do try to be excellent in all I do and landlording should be no different. I demand and expect a lot from my tenants; I have to give just as much as I ask for! Thanks for the encouragement and advice, I will certainly do my best.
