What is your general cost through a month to actually do this full time?

Same question if doing it 50%, 30%?

Are you able to do this i.e. 50% and have a other job to cover your private expenses Until the business catch up? Please tell about yourself.

I am asking because I am looking to get into the business as a small investor. I do not wanna give false hope but send me a mail with CV and tell abut yourself. Generally its a small chance to invest in businesses.

I need you suggestions on creating a online tool that can help you in the real estate business. Please read the topic and come with suggestions.

So far following has come up:

- The center of the service is to build a online network for each member that helps togheter achieve sales, comission and provisions

- Build up connections (linkedin style).

- Posting of opportunitities:

real estates - presales and other categories.

rentals.

Generally posting of deals somehow related to real estate.

- Online agreement:

Members can modify prewritten commission/provision agreements and electhronically sign.

- Public listings of brokers, agents, referals that users can look and choose to do their deals (based on ratings).

Yes, it probably will.

I am not a real estate broker. But to design such a system it should contain tools that brokers on the seller side and buyer side can use, also linked togheter i.e. a seller sets provision and other requirements, buyer accepts with eventual additions and seller eventually accepts.

Is it enough with provision calculations to different brokers and terms or is there anything other that really would help in the dayly operation?

Please tell about what involves regards when a property is sold. Maybe

I am sketching the outline for a real estate software that would help brokers to sell their properties. It will be a service that connects cold brokers across areas to utilizes the live network each broker has as their baggage. I would like us to throw the ball between us and find out what could help you regards to you selling a property for a client or are acquiring a property for a client. What do you miss in your daily work regards to having a client looking for something special, or client looking to sell. Here is the generally idea of the main service.

Generally service:

The aim is that brokers and others easily can present properties in different categories along with a provision deal. this in a closed marketplace. If a broker is interested regards to the generally terms he take contact, and by doing this automaticly confirm and agree to the terms set up by the other broker and other generally terms to make sure transparancy through the entire process and transaction. The contact details are then exchanged and further contact can be done between the parts.

This could also be combined with different tools that users of the services agreed on using, for example how the calculations of provision should be done, Using the calculation to send the bill when the deal is made among other.

Generally should the service be about listing the service (closed marketplace) that brokers can check or upload, should it be more about brokers networking, or a tool to easily do a binding agreement with cold brokers you not has done any deals with previously?

Hi

Generally also bulk e-mail has a low response rate, this because it is cold leads. You then get people just interested in "talk" but now action. This generally applies to all e-mail marketing.

Joint venture can be good?

An idea.
What if invesotrs and developers gone joint venture in buying property, develope and create a positive cash flow.

Please tell what you responsibility in such a team could be?

Hi
As with me and others,, we not have unlimiteded funds.

How can we go joint venture with smaller amounts 5000 - 40 000 usd each, and benefit i.e from houseflippers or other handy guys. By joint venture we can benefit from each others strong sides?

I assume that by lets say 10 individuals go joint venture will get a better interest than have money in the bank.
Benefits for an entrepreanur would be that he got work.

How would you designed such partnerships?

Tell me more about this.

I am about to register a LLC with the aim to connect investors and companies/persons needing funding. Company receive fee(s) from succesful transactions and provisions of future investments and profits. Company will also eventually invest earnings in different projects, companies and other to build a diversified portfolio with "passive income" once the background check are done. I have drafted a general document of the aim of the LLC. But as you say I need I need to draft a OA that lawyer not can pierce. Please come with advice regarding this.

Have also a other thread regarding investor agreement that the purpose is to not give my LLC the responsibilities of any dealings a investor and company decides to do. My purpose is to find investor and opportunities, not have any responsibility regarding they chooses to do business togheter. Is this doable regarding law.

What about a Delaware LLC?
If under 10 000 shares the yearly tax will be around 75 usd for company (maybe this is a S company?). There migh be some agent fees and other and the cost of the company would be 300 -400 usd. But of course, there will be more expenses and taxes on income and other. But it is a good way to start a business to keep expenses down until business get good. before I live abroad and are wondering about register a Delaware LLC.

Any advices regarding this isappreciated.

Regarding insurance I am not sure if this is needed since your not are personaly responsible in a LLC. But maybe it is good to have insurance so the company not get bankrupt because of other reasons than the market and sales.
