@Charles East we had a home with a keypad and renter removed and took the back part that holds the batteries. That part isn't sold separately.

@Jason Sterner Kentucky isn't a bad spot. Maybe look near military installations. Ours are located outside of one and we have great success. It's an unmet need when you have so many transitioning families. Military bases have constant trainings, ceremonies, and family always visiting the grandkids or their soldier. They also provide lots of contract jobs and offer per diem. I currently have 3 attorneys staying in one for 1 month who are doing a contract job at the base.

Can't go wrong with a fourth bedroom. A lot of people don't use their formal dining rooms for its purpose, especially, if it has a large eat in kitchen. I see lots of our tenants use the formal as a play area or office space.

@Devin Gordon we use Buildium for managing and collecting rent. You can customize when to send reminders and late notices. We tried doing a daily late fee rate when we started and $20 for being 20 days late wasn't a big deal vs 10% of total rent or balance due. We don't accept checks to avoid it bouncing and saves us a trip to the bank.

We never provide washer/dryers in long term rentals. That's one more thing to worry about maintaining and replacing. We refer tenants to a local, reputable used appliance store that offers a warrantee and delivery for half the cost of a brand new set.

@Angela Smith as stated in previous post, no assets were purchased while married. They were purchased after. Which is why we're so confused and he's going back to court about having these liens removed. Also, they are under entity name, not personal name. My real question is asset protection real, if this kind of stuff can happen?
