@Mike M. Totally agree! I wouldn't send anything to the lender. Your poa will be enough if you need to contact them for any reason. Banks are content in just receiving payments.

@JJ Neerman how far behind in payments? What condition is the home in? Is he fronting any money? Will there be any ahead after being caught back up in payments and repairs and holding costs? If not, I'd negotiate for him to lessen some of that cost, even if it's with a promissory note. We have done over 30 subject to deals and sometimes you have to get creative.

@Jason Cobb so, his CO actually called us on the day of move out inspection requesting to extend the tenant's move out walk through because his unit couldn't help him move the rest of his stuff out. My husband-being a SF team Sgt himself, let him have it and basically told him what a crappy leader he was for excusing his soldier's lack of planning and accountability. The the CO barely got a word out. So unfortunately, his superiors are no better :(

@Courtney Vitek not surprised. I've received "google searched" legal documents. They try to use them to make us feel like they really did seek legal guidance or something. They can get creative, I tell ya!!

@Matthew Olszak I totally agree! I don't he's smart enough to even know what a lien is. Lol..but,don't anything past him. Judgements are a joke anyways, at least from experiences in court. We live in a very landlord friendly county and have recouped maybe $50 from previous tenants. But, that's a different story and rant! We may just send the balance to collection agency. We are not sweating it. Good riddance!!

@Lien Vuong Yes, you do have to make sure the dead bolt is compatible, but August will give you a list of which brands are compatible. Yes, it gives you a report of entries. It comes with a door sensor. You can even have an alert if the door been left open for a certain amount of time. It'll alert you if someone tried to get in before their check in time, after expired time or put an invalid code. I'm pretty impressed. It alerts you when battery is low and you can set it on battery saving mode from your phone. We put a set of keys in a lock box on the backdoor in case there's malfunctions. I bought the 3rd generation and it came out to $209 for lock, keypad, and bridge with promo code. My housekeepers love it. They've had guests walk inside the home before their reservation time and freak them out!
