@David Sisson right?!! The minimum penalty for any violation for use of his name was $10,000. They went up to $10 million. Lol..I want to see that $10,000,000 invoice just for kicks and giggles!

@John Underwood it will not. I average 3-4 reservations a month from VRBO. I manually have generate a code for them.

Hey guys, we had been having a lot issues with guests not respecting the check in or check out time. One guest even tried getting in the house at 2 am while there were other guests there. Yeah..scary. We got the August Smart Lock with the Keypad and Connect to avoid anyone being able to enter outside of reservation time. It integrates with the AirBnB calendar and immediately sends guests an email right after booking is confirmed. Guests are given a personalized code or they can download the app and use their virtual key. We have 9 STRs and tried it on one before switching all of the locks. We have received great feedback from guests and was easy to install. I ordered directly from company got a 20% discount promo code. Customer service is great and responsive. .

We had a previous tenant move at the end of his lease. He was an ok tenant. However, there were damages, to include that he tried to install a Nest thermostat and blew a fuse because of it. He tried reinstalled the original thermostat and wired the emergency heat to the cool terminal. Long story short, we sent him a disposition of deposit with an invoice because his deposit didn't cover all repairs. He emailed us back stating we have no authority to utilize or charge his name to anything. He had some attached legal copy right documents of his name with penalties of the use of his name. He ended the email with we should be receiving an invoice shortly and hear from his attorneys. I've heard it all, y'all..

We've acquired homes using

1. subject to

2. seller finance

3. Iease option

We are in a military town where young families buy new homes and then get orders to move within 2 yrs or life changing events happens. They, sometimes, don't have the equity spread to cover closing costs, and are left upside down. Renting is not an option as their finances may not allow them to afford to maintain 2 homes or make 2 house payments. These were the common scenarios that we were constantly hearing from callers during our first 2 yrs in real estate. We knew there had to be a way to not turn away so many leads and did lots of research and broke the code to creative financing. Definitely an advanced strategy.
