thanks. I'm going to have them fill out the application by hand for my records. I just thought cozy would have provided me with their filled out application.

In the past I had a prospective tenant fill out an application that included drivers license, ss number, and the usual info. Then I manually ran the credit and background through citicredit credit check which verified ss and other info.

If I ever had to evict I had the info for the attorney. I used cozy and it did not give me any info like ss number, drivers license, place of work, verification of income , etc

The prospective tenant had great credit -794 and a clean criminal and eviction history. Based on this they seem like they are well qualified, but I am worried if anything  happened I can't start any legal action against them without that info. Is there something I am missing with Cozy?

bear in mind cash out refinancing may be impossible at that price point. The lowest I've seen is 50k meaning at a 75% LTV your property has to be worth 72k or more

centerpoint typically runs 750 to 850 for a 3/1 to 3/2. I have a 3/1 rented for $800. I think before you do you next deal get your first one prepped and rented first.

yep, look at your closing statement. I've had many transactions where I received pro rated rent and security deposits from the seller. Sometimes it's hard to read the statement with all the lines on there. Contact your closing agent and ask them to go over it with you.

Hi I'm looking for a CPA in the north metro area of Atl. 

I have Roger Herring in Laurenceville as a recommend, but I can't tell if he is a CPA or not.

Any know a sharp real estate investor oriented CPA?

I don't have any experience in syndication, but as an investor I would be hesitant to invest with anyone who has never done a deal to satisfactory completion. I would be even more hesitant if you have no skin in the game as in your own capital.

Maybe you should aim for a something a bit more for beginners like a sfh flip before swinging for the fences?
