I can only think it's too labor intensive. If 4 rooms , 4 rent collections. Not like a 4 plex with walls separating tenants. Maybe a lot of infighting, he said she said, someone stole my food from the refridgerator. Petty spats. Plus they don't know if you rented to 4 losers and they have to deal with it. What if your lease has holes in it.?

I'm just curious. Don't hard money lenders sit At about 60ltv roughly for first time flippers and higher as your successful flips finish up?

Also don't they want skin in the game? If so is getting a loan for the down payment considered skin in the game?

Hi, Try checking the meet ups in Atlanta. There's one that's free with no pitching allowed that usually has about 100 people or so and meets in Sandy Springs once a month. Beginners to well seasoned people there. There a meetup forum on this site

You keep posting how great the market is on this and another thread. Can You give an example of a great deal since most others are having a hard time finding these?

depends what class and what you expect for returns. In the b-c market prices have really surged so finding a good deal may be hard. My last one took forever to find and I don't know if I'll see any more . You should have been here 3 years ago. Also be aware property taxes are very high compared to Ca.

What is the definition of unreal? I'm sure you can get some high rent quotes in rough areas. For B class or better I don't finf the numbers that great-well unless you compare it to San Francisco numbers

still having a holding spot for your real estate money that earns more interest is good. Having a $100k sitting @ 1.5 % is better than .025 %
