Property Manager for "rent per room" home

Hi all, 

I'm looking to do 12 month leases to tenants but do it on a per room basis. If it makes it easier, I'll handle the tenant placement but need someone to manage the property. 12 month lease, 1 month security deposit, only thing that changes from a standard arrangement in my mind is collecting rent might be a little different (more payments).

One PM has already said he wouldn't, does anyone know one that would? If not, thoughts as to why not?

They are looking for ideally 5 bed 3 bath houses but will take for bed houses and they will manage everything for you.
