@Caleb Bryant, I like Huntsville very much. I made a few offers on properties with no success. These properties were getting multiple bids and I was outbid.  I stopped looking there and went to the burbs (if that's what you call it) and purchased a new construction home in Toney.  Not to a far from Redstone Arsenal and other major employers.  My PM leased up in 2 weeks after COE with a professional tenant.  Numbers work out pretty good, so far. I just hope I get the same amount or more rent after the lease expires.

Any tips for an OOS investor on locating property inside of Huntsville?  Thank you!

@Tom Ott, what parts of Cleveland do you recommend?  I see high property taxes and older homes that requires ongoing maintenance.  This both kills the cash-flow, but I'm open to listen and learn.  Thanks!

Hi all, I have a few questions- how is the neighborhood in 66109?  How's the tenant profile in this area? Would you consider this a B or C area? And, would you recommend an OOS investor to buy and hold long term in this area?  Thanks for any comments!

As long as the exchange is for like-kind property, I don't think there's a problem.

Hi Ken, I guess I'd do a 1031 exchange for a like kind property, but prior to considering that direction, have you considered switching over to a new PM? Or, discuss your concerns with your current PM, maybe lowering rents a bit securing a longer lease term.  Who was your TK Provider?  Good luck!
