@Robert Gati, never done a OOS investment, but I have done them locally, and if it's a property that needs renovations, I would get the deal in contract with a contractor estimate contingency.  Then you can obtain a few contractor bids and make adjustment on the purchase price if necessary (or walk away).  BTW, just purchased the Long Distance Brrrr book, and hope to learn and invest in several OOS investments.  Good luck to all!
