Does anyone know a knowledgeable mortgage loan operator in Houston? I was working with one for a while and I believe he's no longer working with the company. In search of a new one. 

@Rich O'Neill what type of system do you have in place to show the homeowner that you are paying on their mortgage? 

@Cassandra Ramirez what do you do once you have someone who wants to sell to you? Do you have any stories on your previous transactions? Also how do you know if something is a good deal?

Hello BP,

My husband and I found a FSBO deal today. The Owner says that he is selling the house for 158,000 with 35k down, 1,100 a month or 1,450 with taxes and insurance included. I'm new to all of this and was wondering what other questions do I need to be asking.

The owner has tried to sell his house for a while, I've seen the house listed on HAR for a while before it was taken down. Zillow says the house is worth $132,277 with an estimated monthly rent of 1,350. 

I was wondering, if this doesn't work out as a rental property, what else could be done with this type of deal? Any advise would be greatly appreciated.

@Dan Logsdon I would love the opportunity to help you when you need it. What part of South Houston do you work? I have a friend who is a talented designer, she specializes in cabinets, but she sells everything from windows to countertops, appliances, ect. She works mainly with large volume builders but she does help occasional investors as well. Let me know if you ever need any of these things, she might have the right price you need on an upcoming job.

My name is Ashley Salinas, I'm a newbie to real estate investing. I completed the free course here on BP and was so inspired that I went out and completed 180 hours in accredited Real Estate courses at Champions School of Real Estate. I haven't taken the state exam to get licensed yet, but I'm so excited of this accomplishment that I want to begin on my new career path. 

I would like to become an assistant to a Real Estate Agent // Investor in need of help managing their daily schedule. I'm willing to start at the bottom in order to gain all the knowledge I can. Whether that be cleaning out rental properties (I'm well aware of how dirty this work can get), to hosting open houses and so on.

So far, I have created a profile on upwork.com and I plan on leaving my resume at local Real Estate Agencies. If you or anyone you know is in need of help, I would love the opportunity to assist. Also if you have any tips for me, they will be greatly appreciated.
