I have a motivated seller.  We have agreed on a price that she will sale her property for.  I downloaded a contract for this site titled "agreement to assign cpntract for sale and purchase" i'm i the assignor and the owner is the assignee. and when i have my buyer.  I become the seller on the next part of the contract.  do my buyer and movtivated seller fill sign the same contract or is in 2 diffrent fornms.  I appreicate any help.  I know I can close this deal i just dont want any clerical mistake.  Thank everybody

@ned carey i have a property under contract. The owner out right owns the house but owns taxes on it. The  owner knows that the taxes owned will come out of their  proceeds as well. Im super new to this. Ive been researching alot and still learning. Please let me know any basics to get this deal done. I appreciate any advice. Thank you to all that replied.

I have my 1st property in baltimore city. It needs a full rehab and the owner owes 4k in taxes to the city. Do i disclose that to Investor or/and do i considered that when i price the property

.....What is the best for me to ask this owner if he wants to sell.  He lives in another state.  The house is close to my mother in law's house.  My husband actually knew the family when he was a child.  The mother died a few years back and left the house to her youngest son.  He abandoned it and is now incarcerated.   Now the house is the uncle name.  I verified this info from the state tax website.  The uncle is Miami.  I recently acquire a few good investors. This could potentially be my first deal.   Please help BP on the best way for me to approach the uncle.
