need help with filling contract... my first real.

I have a motivated seller.  We have agreed on a price that she will sale her property for.  I downloaded a contract for this site titled "agreement to assign cpntract for sale and purchase" i'm i the assignor and the owner is the assignee. and when i have my buyer.  I become the seller on the next part of the contract.  do my buyer and movtivated seller fill sign the same contract or is in 2 diffrent fornms.  I appreicate any help.  I know I can close this deal i just dont want any clerical mistake.  Thank everybody
