Hello,

My name is Ashley and I own a property management company in Detroit Michigan. I have investors make ROI as high as 25%. How? You may ask or you may think that's to good to be true. Well if your saying it's to good to be true then your probably not ready to start investing in turnkey properties. But here's how, Buy and hold, most my clients are in other states or countries. They make the initial investment to  purchase the property, then they hand it over to me. I handle everything like finding tenants, renovations, repairs, utilities, inspections and much more. So basically every month their getting a report and a deposit into the bank account. Most of which has never been to Detroit. Here's an example of one of our deals..... They purchased the property at $15,000 , put $6,500 worth of work into the property, immediately started renting it for $750/ month (tenant pays all utilities). Property taxes are $1,100/ year, insurance is $900/ year, and property management is $900/year. So doing the math their all in total investment was $23k (because commission), Their annual return is $9k/year. So their ROI is $9,000/$23,000= 0.391 or 39.1% ROI (WOW THAT'S INSANE). All while never stepping foot in a property and probably spending 10 hours a year on this investment. But lets not forget about expense's so total investment is still $23,000. Expenses are property management $900/year + $900/ year insurance+ $1100/year+$1000/ year for repairs (which are very minimum because we remolded the property at purchasing). So $3900 worth of expenses every year = $325/ month. So after expenses their annual return is $5100. So the Net ROI is $5100/$23,000= 0.221 or 22.1% Net ROI. I can go on and on about this but it's up to you to take action. If you ready to start making money in real Estate you have to first start.

I can be reached directly if you are interested in making money and starting now, Also if you have any questions.

After careful analysis and meetings with contractors here's the plan.

It's 2 units one up and one down 2 bedroom 1 bath in each. All taxes and water bills have been paid and it's a warranty Deed. Rents are $625 each ($1250 total) But we pay water bill at about $120/month. Property manager fee $125/month, taxes are $950/year and insurance is $1150/year. So income $1250 expenses $420 = $830/month pure cash flow. Now I was hired to get the house rent ready, rent the house out, then sell it for $55,000. The house already have a new furnace and water heater in one unit, updated electrical throughout and it's a all brick house. I have to put a new roof on it as well as paint, carpet and update Kitchens and bathrooms.

The options are, purchase it now As-is for $25k. The repairs I have to do come in at $18k and will take 21 days to complete. So If you buy now and still let me complete repairs, you'll be saving $12k and you'll have control over what repairs plus when the tenants move in you'll get $1250 right back. Or you can purchase it when It's completed and rented out at the $55k. This option you'll have a turn key rental with all major repairs done for at least 15 years.

HELLO,

I KNOW WHAT YOUR PROBABLY THINKING, IT'S TO GOOD TO BE TRUE OR THERE SOMETHING MAJORLY WRONG WITH THE HOUSE OR IT'S IN A WAR ZONE. THAT COULDN'T BE FARTHER FROM THE TRUE. WHAT YOU SHOULD BE THINKING IS HOW MUCH MONEY CAN I MAKE ON THIS DEAL, OR HOW CAN I GROW MY PORTFOLIO WITH THIS DEAL. WE'RE ALL INVESTORS HERE AND MOSTLY IT'S NOT ABOUT THE HOUSE IT'S ABOUT THE RETURN ON INVESTMENT. I'M HEAVILY INVESTED IN THE DETROIT MARKET I EVEN LIVED IN DETROIT MY WHOLE LIFE. I'VE DONE OVER 40 TURNKEY PROPERTIES AND OWN 10 MYSELF ALL IN DETROIT AND THAT'S BEFORE THE $800 MILLION DOLLAR STADIUM WAS BUILT IN DOWNTOWN. I'VE BEEN CASHING IN ON ALL THE NEGATIVE PRESS AND GETTING INFINITE ROI'S. BUT BACK TO THE DEAL A CLIENT OF MINE IS GETTING OLDER AND CAN'T MANAGE THE PROPERTY ANY MORE SO SHE WOULD LIKE TO SELL IT. THE HOUSE HAS 1 NEW FURNACE AND HOT WATER HEATER, ALL BACK TAXES AND WATER BILLS IS PAID AND SHE HAS HIRED ME TO FILL THE PLACE WITH 2 TENANTS WITH STRONG LEASE IN PLACE. BY THE WAY DID I MENTION I'M A PROPERTY MANAGER WITH CLIENTS ALL OVER THE WORLD HOW WILL BET THERE LAST DOLLAR ON MY REPETITION. THIS DEAL IS INSANE YOU PAY $24K FOR HE PROPERTY AND START COLLECTING RENTS RIGHT AWAY. TENANTS PAY ALL UTILITIES YOU JUST WORRY ABOUT TAXES WHICH ARE UNDER $1,000/ YEAR, YEAR THAT'S RIGHT, PROPERTY MANAGEMENT FEE OF $110/ MONTH AND INSURANCE FOR ABOUT $1000/ YEAR. SO YOUR MAKING $13200 IN INCOME/ YEAR -EXPENSES OF $3320/YEAR= $9880 THAT'S A 40% ROI, IN 2 AND A HALF YEARS YOU'LL MADE YOUR MONEY BACK THEN CAN FLIP FOR A EXTRA $24K OR SELL AND MAKE ALMOST 100% ROI, I CAN DO THIS FOR YOU TIMES TEN. CALL OR EMAIL ME FOR MORE INFO.

Hello,  I  personally don't own homes in Hazel Park,  but I'm very familiar with the area.  I think the market is great that and similar to Detroit.  There are great investments opportunities there.  Do you have any rentals there?
