Hi! I’m from NWA. For a few years we had a two properties as AirBnBs, flipped one to long term rental and the other is a short term but an extended stay.

As I'm completing marketing campaigns, receiving phone calls and/or text messages I'm getting phone calls in which it's expected that I know who they are based on their name or their address. Unfortunately, I'm not that good. Any platforms that allows to keep track to have this at my fingertips in an app that isn't an Excel spreadsheet? That perhaps connects to a CRM.

Single-family residence fix & flip investment in Bella Vista.

Purchase price: $172,000
Cash invested: $25,000
Sale price: $239,000

Off market single family residence in Bella Vista close to bike trail head.

What made you interested in investing in this type of deal?

Understanding the market to recognize the success of this deal.

How did you find this deal and how did you negotiate it?

Off market campaign conducted by myself. Worked with owner to negotiate a deal lucrative for them.

How did you finance this deal?

We financed this deal through a construction loan with a local bank.

How did you add value to the deal?

Upon closing we walked in with 15% equity. A facelift with attention to detail was given to the home.

What was the outcome?

A walk in ready home. While growing a larger network.

Lessons learned? Challenges?

Learning more so who to trust and chose as contractors. Setting greater deadlines.

@Ryan Blackstone Thanks! Duplex is a 2/2 with one a car garage. Short term rental side is $1500 per month. Once the long term tenants move out we’ll increase the rent to $1k.

Small multi-family (2-4 units) buy & hold investment in Johnson.

Purchase price: $185,000
Cash invested: $37,000

Duplex nestled into a well to-do area that is extremely accessible to Springdale and Fayetteville.

What made you interested in investing in this type of deal?

House hacking. Ability to turn one side into a short term rental.

How did you find this deal and how did you negotiate it?

Negotiated down $15k off price as the woman was wanting out after husband had passed.

Lessons learned? Challenges?

To our disbelief short term rental has done quite well.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Agents, worked with Brenda Branstetter. A local who grew up in NW Arkansas she knows the market well.

A few of us have been trying to figure out if you are able to use two different lenders to then buy two different homes, then close on both on the same day. Is there any issue with this? Frowned upon? There would be 25% down for both homes.

@Jim K. Interesting question, not the usual real estate related question but I like it.

I say 7 + 7 = 14 + 1 = 15

Carry the 1 over so then 10 + 20 + 40 = 70 + 5 = 75
