Investment Info:

Small multi-family (2-4 units) buy & hold investment in Johnson.

Purchase price: $185,000
Cash invested: $37,000

Duplex nestled into a well to-do area that is extremely accessible to Springdale and Fayetteville.

What made you interested in investing in this type of deal?

House hacking. Ability to turn one side into a short term rental.

How did you find this deal and how did you negotiate it?

Negotiated down $15k off price as the woman was wanting out after husband had passed.

Lessons learned? Challenges?

To our disbelief short term rental has done quite well.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Agents, worked with Brenda Branstetter. A local who grew up in NW Arkansas she knows the market well.
