Post: Real Estate Trusts Referrals

I am new to real estate and am still saving money. I wanted to know if anyone could refer me to good, reliable, trust worthy real estate trusts that don't have a max of like 5k or more that need to be put in? Also, looking at trusts that have retirement homes/assisted living as a big chunk of the portfolio.

I would also love to hear thoughts and opinions about this.

Message me or comment below for tips!

I am posting because I have a relative who has warehouse space (used to be used by peapod), that is now vacant and they are having trouble renting/selling it because of everything going on. Does anyone have any tips on out of the box ways to get more attention to the property or to find a buyer or leaser? Not looking for a broker or anything, jut trying to help someone out and get some ideas that could hopefully make a difference. For instance, is there any way to look for businesses looking to lease a warehouse, ect.

Post: Next Great Depression - What does that mean for REI

I have been reading a lot of blogs on BP as well as articles on other sites and watch videos with people like Harry Dent, Mike Maloney, Ray Dalio, and more and they are all making predictions about a depression worse then anything that has ever happened. And being someone who is about to start my RE journey, there is a lot of talk that with this depression coming and with baby boomers retiring/dying and selling there RE, there is going to be a 40 to 50% drop in RE and because there is not enough demand to buy up the supply that is going to be on the market starting any time between 2021-2023. Also, predictions are being made that this depression will last between 10 to 25 years (2 decades being the most likely case).

What are some thoughts on this? Is now a good time to be starting in RE or should people be waiting for this big crash that is being predicted?

Thoughts on the Elgin, IL market? Would it be considered, a growth market, stable market, or declining market?

I am new to real estate and real estate investing. Still have yet to invest in my first property. I just graduated from college in August and am getting ready to invest in my first property in the next 6 months or so. I plan on house hacking a multifamily unit (ideally 3 or 4) in the Palatine, Arlington Heights area or Elgin area.

I am posting because I would love to talk with some investors in those areas and just gain some knowledge or get tips. Or if you are new to RE like me, we can learn from each other!

Post: Wholesaling (Direct mail marketing) for beginners

I am new to real estate investing, still in the beginning stages of finding my first deal (2-4 unit to house hack). I am from the NW suburbs of Chicago (Palatine, Arlington Heights, etc.) and I am considering direct mail marketing. I have just finished up college so I have limited cash compared to many other investors as well as a lot less experience. So I just want to hear thoughts an opinions about direct mail marketing for newbie Real Estate investors and any tips as well.

What are some tips on how to find multifamily properties so that you can do direct mail marketing? I know driving around is one, but is there a way to see off market inventory of MFH?

I have been doing some research on Arlington Heights, IL. I am looking at different locations to house hack in a multifamily property as my first investment. One thing that I noticed is that the growth rate of that area is less than 1% or negative (depending what website), does anyone know why is growing so slowly/declining? Opinions about investing in that area? Is that a red flag to anyone?

@Tom Kaz I am not limited to Palatine, but I like that area, but I know it is an expensive area so I was just trying to get other view points from investors. I want to invest in a good location, that is also close to where I work.

I want to buy a multifamily and house hack to start out with.

@Kenneth Garrett Thank you for commenting on my post. I definitely would not invest in a class D location, I was thinking more along the lines of a class C and maybe class D property, but not location. I want location to at least be a class B. I will definitely check out the street that you mentioned above. Thank you!
