Wholesaling (Direct mail marketing) for beginners

I am new to real estate investing, still in the beginning stages of finding my first deal (2-4 unit to house hack). I am from the NW suburbs of Chicago (Palatine, Arlington Heights, etc.) and I am considering direct mail marketing. I have just finished up college so I have limited cash compared to many other investors as well as a lot less experience. So I just want to hear thoughts an opinions about direct mail marketing for newbie Real Estate investors and any tips as well.

Direct mail marketing still works but you need patience & $. Patience & $ are tied together because you'll find that it takes at least 3 or 4 touches before someone responds to a direct mail piece, which means you need $ to execute a direct mail campaign. A good direct mail campaign also includes automated systems to receive phone calls when someone responds to your mail (in the event you're not available) & websites. You can execute a campaign without a system but.....

Something that you also need to do is research the law regarding wholesaling in Illinois. In short, the law limits non-licensed persons to one deal per year assigning contracts.  Assigning contracts is just one method of wholesaling but if it's the method you're planning on using then you need to invest in understanding the other methods.
