I manage 50 doors myself. It’s my only job. Thought about getting a property manager but I don’t want to lose the control over decisions/actions with my tenants. Example: w/ property manager.... tenants that are late on rent get demand letter to pay or face eviction no matter what and they only get 1 payment plan a year. I don’t want to evict an otherwise good tenant and I WILL make payments plans with people to pay. It always works out for me by just being nice to people. Hard to believe.... but it’s true. It cost me money to evict, turn around a property, find a new tenant and I run the risk of a worse tenant! If I property manage my properties I lose control over sympathy or understanding for someone. No property manager can manage my properties better than I can, because they aren’t exclusively focused on mine. My properties and my tenants are the most important and exclusive to me.

I had 2 condos and got hit with $10,000 EACH for special assessments shortly after buying them! I sold BOTH of them this year! I'm so happy to have them out of my life and it's someone else's problem now with anything else they want to add. Plus, the property managers managing the HOA were absolutely horrible and rude! It was just a nightmare. Crazy prices HOA monthly fees too.

You should have contacted your insurance company the day it was reported to you. If you haven’t done so, you need to immediately. They have attorneys.

Ask your bank to help you with ACH withdrawals. I take rent ANY way I can get it especially from my apartment buildings. I have a drop box on-site in apartment buildings but I always accept Venmo, Zelle, Cash, Check, Money Order, Apple Pay, but all of my single family homes are required to be on ACH withdrawl.

@Cameron Rees What does your lease say? If your lease says you can issue a 30 day notice to vacate and the terms are month to month, then I’d say yes. Did an attorney make your lease for you?

If he is on a month to month lease, put a 30 day notice on his door as soon as you can. Once he doesn’t leave after the 30 days, then file for eviction. He very well may leave. Maybe not.... but I’d cut your losses on the rent. I doubt he’s going to pay.

I know cash for keys works for some, but I refuse to give anyone money like that. If I’m going to spend that kind of money it’s on an attorney and I make it really worth it and then seek a judgement for it. Even with a judgement though, you’d have to get a garnishment to collect. I’d STILL never give anyone money for keys. That’s just my opinion. I’d rather someone have an eviction on their record. :)

Maybe, tell him you’ll forgive his past due rent if he just gets out instead of paying even MORE with cash for keys.

You could evict for rent too, but you’ll need to post a notice on his door and allow him time to pay (typically 7 days) THEN file.... More time has passed now. If you do this though, accept all or nothing. If you let him pay partial it shows he’s attempting to pay and the judge may throw it out because you are working with him and allowed him to make a partial payment.

Good Luck. I hate that this is happening to you BUT it won’t be for forever. Look what you learned during this. Master key all doors with a locksmith company and also, keep door locks on file with locksmith through a master key system because they can just make you additionals when you need.

The hardest lessons I’ve learned along the way have made me more experienced.
