ACH withdrawl is the best I think. With a voided check, you enter their details into your banks website and it pulls it automatically every single month. This of course needs to be in your lease and if it bounces, you need written permission to attempt to pull it again. I gave successfully evicted 1 person using this method because they gave to pay all or nothing. If a tenant is showing that they are making attempts to pay you, even if it’s $10, it’s hard to evict.

I also use Venmo, accept checks at a P.O. Box, and have drop boxes at my apartment buildings that I go and collect myself.

I think it’s very possible. With my first apartment building (11 units) I put down about half and the bank did the rest. I’m under contract now for my second (24 unit) apartment building and I’m using houses I already have as collateral and they are rolling those into the same loan as the apartment building. So I’m not using any actual cash at all. I think it depends on the value of what you’re wanting to buy and what you have already and what it’s worth to the bank.

Do not do it. I did this once (in writing saying as long as there are no damages that would be okay.......) and I’ll never ever do it again.... they left the entire place full of belongings, trash, dog poop, broken glass, cupboard knobs in garbage disposal, wax warmer wax down the sinks, and much much more...... Used their security deposit JUST to haul away their stuff.... this happened almost a year ago and i’m STILL legally going after them. $50 late fee for every 5 days that goes by for RENT that was never paid.... They refuse to try to settle with me. Got a not so great judge assigned, so we’re waiting to go get the judgement. Ughhhhhgggghhhhhhhh.....

I charge $250 so I can have the carpet professionally cleaned after they leave. I do not charge pet rent at all and I would never even consider it.
