First of all, thank you so much to for the good advice and willingness to help and assist. The Bigger Pockest is an amazing community and I am very happy to be a part of it.

As some have noticed, I do not live in the country so things are a little harder but I will not give up and continue because I believe in real estate.

The property is still owned by me, it is a duplex and I have already found another PM who will take the apartment under his responsibility and try to minimize damage. (For example - it turns out that the property manager blamed the tenants on one side throughout the period that they did not pay because of the COVID but they presented receipts to the new property manager).

The PM did not repair small ongoing damage that became big problems like a hole in the ceiling as a result of a leak that was before I replaced the roof.
The other side of the duplex was under a Section 8 contract and the PM ignored the inspections that needed to be done and now they are canceling the contract with me.
A hot water boiler repair was needed and the PM did not answer the tenant for more than two weeks until finally the tenant had to rent a hotel room to shower her baby with hot water ... etc.

The money from the rent was supposed to go into a trust account but it turns out that was not the case and she mixed the money with her private accounts.

 I take personal responsibility for the matter and for any form of conduct that I did not check in advance properly but there are things that are learned from experience, certainly when it comes to long-distance investment...

Now it certainly seems that the next step to take is to file a complaint against this PMC with the Indiana Real Estate Commission and Same for the Real Estate Board. In addition, contact a lawyer and file a warning letter before suing.

I would love to get a possible names of lawyers that are working in IN.

We have all the documentation so we will definitely do that.

Our Property management company in Indiana has done a lot of damage to our property due to neglect and misconduct. In addition the company owes us a lot of money.

We are unable to communicate with them to get our money back - they do not answer calls or emails. 

I would love to get suggestions on how to deal with this matter.

so, if we take for example Atlanta, GA - how do you start to find out those numbers? you are looking at the average price per square foot and then compare it to the relevant comps on a specific deal? What about calculating a New construction?

I am looking for "sectoral data" - prices and rents (hope you will understand my meaning..) of median and average SFH & Prop by dividing to 1-2 bedrooms/3-4 bedrooms, etc... any ideas?

Thanks for your answer. It's for one side and the tannate pay the gas. What do you suggest in this case? Do you any idea what is the price gap?

I need to replace the furnace in one unit of my duplex (990 sqft).

I got an offer for - Payne brand 45K BTU 80% Gas furnace.

The price offer includes installation was 2250$.
