I like the general concept but am still don't like the spacing out of everything. I missed the quick links on the side the first time but I do like them now that I have used them and I like the genreal idea of where this is heading...

With that said however maybe if the sections themselves collapsed and when you did the quick link it would scroll to and open up the section...

Or Maybe I am just a bit of CAVE man (citizens against virtually everything) :-P

Gonna have to say... im not a fan... its to spaced out for my tastes.... but I will give it a shot... it may grow on me...

Maybe others can speak to this as well but I know in my lease agreement that it clearly stipulates that once notice has been given I have the right (with notice) to bring in prospective tenants to view the place.

I got notification on March 28th that my tenants would be leaving at the end of April. I had a sign in the yard the next day, and a posting on Postlets.com. I had the new tenants screened, accepted, and paid up by the 2nd week of April. The sooner you do it, the better. I lost only a few days to fix up the place.

Post: Rehab Work Timing

I want to solicit everyone's opinions on the timing of various aspects during a rehab. While there are some obvious efficiencies to be gained by having certain activities going on at the same time I would like to hear on some that may not have been obvious.

Secondly I would like to hear from people who have done this as to the order of things. i.e. I have seen some places done where paint is the last thing, some where its the first. Whats your opinion?

I know that much of this is based on what you are doing in a particular rehab so use your own experiences to pull from!

I couldn't agree more with Joshua, the bootcamps are informative I am sure... but you can learn the same stuff from a book and these forums... in fact if you want to send me $5000 ill point you to the posts whenever you want ;)

You will learn more just browsing, reading, and participating in these forums than you ever will at any guru session. Also beware that at least 75% of guru sessions are sales pitches "for the next level of training where we teach you everything you didn't learn here" which ends up being a lot because they spent so much time pitching you the next level up. In fact if you read Robert Allens book he goes into great detail about multi-level marketing and how this is a great way to make money... lets think about that for a minute... enough said.

Now, I know from personal experience exactly how you feel, its daunting and these guru's offer you the easy way to make all your dreams come true... been there done that... I would not recommend it. As I mentioned in an earlier post I nearly dropped 10G's on that stuff... instead I read and asked a few questions and I have parlayed that 10G's into 8 rental units and am working on closing a REO Flip right now, all while keeping my more than full time 50-60 hour a week job.... no boot camp, session, or anything could worth that, and that 10G's HAS been a learning experience. I made some mistakes doing it, everyone does, but now I know and I have learned something truly valuable that will stick with me because I have done it.

Sorry for ranting but I know how you feel right now and I felt some fresh perspective drizzled with a little bit of rant might hit the spot :)

Like I noted above, that sounds just about right. The prices I received were for one in the back with the T shaped vents going and then add in that its a little bit bigger and that would explain the higher cost on mine vs yours. As always though, I would get at least 2 other estimates just to make sure.

In some instances quit claiming the deed into your LLC can trigger the loan to be called on for full payment by the bank. However this rarely happens, especially when you are making payments ontime. Most banks now a days have so many non performing loans that they are not even bothering to look at who is making the payments or whats happening to the deed, especially the bigger banks
