Gotta love my city's mayor getting arrested! Most of this all because of corrupt real estate dealings.... so sad that these people have to do it that way :(

Thanks! That's good to know. I had brought it up and a lot of people were like "that's a bad idea" but they couldn't provide any support for why it was... I guess I was just supposed to take their word for it haha.

Hey everyone.... I need some ideas on how to fix this horrible stucco on this house.

Worst case I will just paint it over, but its still going to have that horrible textured look which is what I want to do away with. I am looking to keep it as inexpensive as possible.

Send me some ideas please!

have any of you guys used incentives to finish earlier? I have read a few things that suggest using this method but what have those of you out there seen?

Ashan,
Most contracts that I have seen between contractor and Real Estate Investor have some clause like that built in. For Example:

Contractor agrees to a reduction in payment, or if any payment has already been made, Contractor agrees to reimburse to Client the sum of $ each week Contractor delays completion beyond , xx/xx/xxxx. Completion date shall be adjusted for change orders as agreed between Contractor and Client.

make sure you get a lawyer to review any contract you put together as your local laws will impact what you can and can not legally bind a person/company to.

Mark, there are quick links on the left which help with the scrolling. I missed them my first time but they are useful

Ok so maybe this would work?

Instead of displaying the forum descriptions for each forum they could appear on only when rolled over by the mouse. Forgive my rough drawing here but this is what it may look like then....

There are many web sites geared towards selling houses in need of rehab. Most of those sites are foreclosure type sites, as right now the large majority of houses in need of rehab are foreclosures.
