Thanks everyone for you advice. @Kim Meredith Hampton, if notice back their deposit I lose out on another month rent
Hi all, Here's the story a little bit clearer, it was send by mistake before I finished typing. My tenant showed up today for the lease signing without his security deposit. He said that he was told that he can pay it in installments since he understood when he spoke to me that security deposit is only one months rent, and he only prepared that amount. which in reality security deposit is a month and a half, and I said that he can pay it in installments. The truth is that I told him that he'll be able to pay the rest half of security the next month since he only prepared one month for security, but I never said that he'll be able to move in with no security deposit at all. In short the whole thing was a misunderstanding. So he said that he paid $100 dollar for a cab and if we don't sign the lease today he wants his deposit money back. (Which I wouldn't give back since he signed an agreement with me that I hold the apartment and he'll pay all funds before moving in). Now my question is: should I let him bring his security deposit next week Friday when he gets payed next, or should tell him that he can't move in before he pays all the funds, or should I give him back his money? (Since it might be that it was a misunderstanding the whole thing. )
Hi all, A woman that lives in Florida applied for my apartment in New Jersey, because she's coming back to live with her husband who live in New York (and works in NJ). I was supposed to sign a lease today with a new tenant. When speaking with the tenant last week I told her that she needs to pay before she moves in the first months rent plus a 1 1/2 month security deposit. The tenant told me that she understood from me in the first time we spoke that just one months rent is for security deposit and she only prepared that. I told her that I'm making an exception this time and she'll pay me the rest of the security deposit with the next months rent. Her Husband arrived today to sign the lease with no money, ( he had given me a months rent for the deposit to hold), I asked him for the rest of the funds, he said that he was told that he would be able to pay it in installments so he would only have it next week Friday, after phone calls back and forth with his wife who said that she understood it from me like her husband said. So my question I'm standing here in a dilemma what to do, should i give her till next week Friday and let her move in before she pays security or I shoul

As @Jay Dean put it, this tenant is not putting rent as his/her priority, and this is a big problem! They should not put down a hefty down payment for a car if they knew that they'll not going to be able to pay their rent on time. As @Brandon Turner put it in his management book, that late fees etc. arr all about training the tenant to put the rent as their priority. Hence, my answer would be "No".

Hi all, I recently invested in a multi family in New Jersey and I'm looking for a good lease that's legal in New Jersey. I personally like very much the lease that @brandonturner provides in his management book, which is a great book and I highly recommend it, but I don't know if it's legal in New Jersey. So I'd like to know if anyone has a good lease and is willing to share it with me? Thanks You

Hi all, I've been hanging around on bigger pockets for a while and I must say that this place is truly amazing, especially to see how helpful people are here. So I signed up now to become part of this big thing to be a able to offer my assistance, and to discuss things with the experienced people over here. I recently invested in a multifamily in New Jersey, and I'm looking for a good lease that's legal in the state of New Jersey. I love the lease that @Brandon Turner has in his property management book, (which is really a great book), but I dont know if everything is legal over here. So, if anyone has a good lease and would like to share it with me, I'd greatly appreciate it. Thank You
