@David Lecko just for curiosity, how many houses of that 73, if any, went to contract?
I spoke with my lawyer before. He told me that in New Jersey I can't send out a tenant if I have no reason, even if their lease is up. The only way I can send them out is, 1. if they don't obey to the lease; 2. If they are acting or doing destructively; 3. If the tenant doesn't pay rent on time and I file in court for disposition. I must point out, that if I file for disposition and the tenant than pays me, I still can't evict him. Only, if I have to file a few times for disposition after not receiving rent, than I have a case to argue that this tenant is a chronic late payer and the court might rule that he has to be evicted. It's a bit ridiculous this whole thing, since this is an inherited tenant, and the apartments are rent controlled. tenant is paying below market rent and isn't very on time every month.
Thank you all. Just a heads up, I spoke to the North Bergen rent control dept. and I was told that rent control rules apply to all units, except for less than 4 units that is owner occupied. This only applies to North Bergen, all other areas around, like Union City, West New York, and Jersey city have different rules.

Something doesn't sound right when a potential tenant shows up to a showing, thinking that they're going to move right in. I think i would ask around very thoroughly about this people to make sure that everything is alright with them. Good luck!

I'm not sure i understand exactly what the problem is, but why shouldn't this half month be considered regular rent for a half of august?
@Johann Jells Which area are you referring to, Jersey City or North Bergen? I tried looking it up today on the North Bergen website and what I understood from them was, that everything is subject to rent control, except less than 4 units which must be owner occupied. I wasn't sure I understood correctly, that's why i asked over here.
Just want to add, that it's an inherited tenant from a property that was bought a few months ago.
Hi, What's the law in NJ regarding a tenant who's lease is up, and is currently on a month to month, and you dont want to renew their lease. Can you just simply let them know (in writing, of course) that they should move out, or how else does it work?

Thank you. What I knew so far was, that rent control is only for 4 units & up. less than four is not. Today, I heard something like, less than 4 units is not rent controlled only if its owner occupied. Can anyone familiar with the matter advise me on that? Thank You
