Thank you so much for your reply. I thought I had read that somewhere about needing to season that money. I just didn't know if that applied to all loans or just investment loans. Completely understand the need for skin in the game though needing to know just how to deal with this issue correctly if it comes up down the road. Thank you, Ned!

Thanks Darren! I know what you mean & know it is generally unheard of, but in this case, I was curious what that is called according to banks/lenders & how to handle it from there.

I agree, but how would this money be structured if a bank loan was to be taken out for the remainder on the rental properties.  What is the correct/best way to handle this situation?  Would it be called a gift or something else on paper?  Does it need to sit in a bank account for a certain amount of time before it can be used as a down payment?  I know simple answer is a gift, but I just want to know how the banks view it & the specifics on using that money to partially help pay for properties.

I searched the forums & found many situations involving private money, but couldn't find any like this.  How is private money classified/structured if there is nothing being asked for in return - no returns or interest, just giving the money?  To be more clear, the private money lender would not ask for or expect any money back in the future, but simply give money with nothing in return.  This money would be used to purchase residential buy & hold rental properties (most likely small multi families).  It would likely cover the down payments only.  Thanks for any tips & advice on this!

There's so much on this site that it can be overwhelming to find a starting point, but the ultimate beginners' guide is fantastic, as well as the podcasts, for the many long drives I have these days. Though I have my background in Architecture, I'm new to real estate & excited to get the ball rolling.  Currently, I'm interested in getting my real estate agent license before welcoming my 3rd - surprise ;) - child in July!  I made a hard decision & decided stay at home with my two sons (6 & 4 years old), but am anxious to get some part-time work started soon.  We need the income!  

My husband works in hotel management.  The ideas of cashflow, passive income & the idea of passing this on to our children one day are some of the many reasons we have chosen this path.  We are open to all forms of real estate investing, but currently researching buying & renting duplexes, triplexes & fourplexes.  The webinars & podcasts here have been EXTREMELY helpful.  We have also recently become members of Lifestyles Unlimited if anyone is familiar & attended one of the workshops trying to familiarize ourselves with as many strategies as possible.  

Thank you Bigger Pockets for this amazing site & for any & all help we receive.  I look forward to "meeting" everyone here!

I'm curious on what exam prep test you end up using & your thoughts on it.  I'll be taking the pre-licensure classes & in the same boat soon.  Thanks for any advice you may have & good luck with your exam!
