Chris Martin Thank you for that very helpful information & the links you included. I'm looking at the selling guide now. I was wondering if there were specific rules like that. To summarize, the only way to make this situation work out with an investment property is with creative financing as you stated with the portfolio lenders, hard money lenders, etc. Thanks, again!

I'm looking at the different delivery methods of real estate classes & was wondering if there is such a thing as those classes on audiobook. I spend lots of time driving so this would be very convenient. I searched the forums & only found one post on about it, but it was specific to Florida & I'm trying to get licensed in Texas.

What exactly is a private money bridge loan? Also, as Ned stated, creative financing is not forbidden. There's even a separate forum category on BP just for it. You may be able to find more information if you post your question on there as well. Hope that helps!
