Personally, I'd always capitalize on the opportunity to owner occupy a property that could later become an investment property for the lower down payment and lower interest rates. If you're open to buying multi-family and house-hacking that's even better. But if you have a family and aren't interested in house-hacking at least buy a home that could easily transition into an investment property if you decided to move in in 1-2 years (aka don't buy the big fancy home in the hills that would never cash flow as a rental). That would be my personal strategy based on what you've shared. If you decide on Idaho, let's connect. I've got a great FB group I can share for those relocating from CA to ID that's a really helpful resource during the move and getting acquainted with your new home. I also run a local investors meetup we' love to have you join once you're all settled!

We have our policies through Safeco who is familiar with the short term rental situation and covers furniture etc. 

i believe prosper is something you use on TOP of your home owners policy and it's by booking. At least when we last looked into it that was the case.
